Wanted: Shop Space to Rent

Anybody have any suggestions or ideas on a place that I can rent shop space? Need enough space to work on a couple of old cars - call it 1,000 sq ft or so (24x30 or 40 would be near perfect). As close to my home in Kennewick (near the intersection of Gage and Steptoe) as practical.

I can find storage space, but no place that I can have room and the electrical power/lights to work. The work will be light mechanical work, no major painting (might do a couple of bits and brackets with a rattle can) or welding. I'd bring all my own tools, etc.

I'm on a waiting list for Garage Town off of Edison and another place off of Clearwater, but no idea of when or even if a spot will open up. Garage Town is 24x40 for $400/month, so I'm hoping to stay in that price range.

If there is a much bigger place, I have a possible partner with who I could split the space and rent.
